Start with the
assessed value.

The example starts with $1 million of real property and $1 million of taxable equipment. These values are examples, not estimates for Project Brickyard or Project Truckstop.

Keep this checked only for property inside Hopkinsville city limits. The county sheriff says tax district 01 marks city property. Confirm the parcel district with the PVA before using this for a site.

03 / What this means

Rates are known.
Project value is not.

A tax estimate needs the taxable assessment for each property class. The PVA determines assessments. The final bill also depends on parcel boundaries and any applicable exemptions or agreements.

Calculation

For each recipient: real value × real rate ÷ 10,000, plus tangible value × tangible rate ÷ 10,000. Recipient share equals its tax divided by total local tax.

Not included

State property tax, watershed levies that depend on the parcel, other property classes, utility or occupational taxes, collection discounts, exemptions and tax agreements are outside this model.

Project status

Project Brickyard is a conversion study. Project Truckstop is a proposed new site. Neither has a certified taxable assessment or a verified annual local property-tax forecast.

04 / Check the rates

Public records.

The city, school and county general rates reflect 2026-27 local actions. The Extension, Health and Soil rates use the state 2025 rate book until the full 2026 state book is published. Confirm those district rates before using a result as a tax quote.

Rates checked October 4, 2026. A new tax year can change every rate.
